O.C.G.A. § 44-3-11 (2019)
Certain waivers in contract void
Any condition, stipulation, or provision binding any person who enters into a transaction subject to the provisions of this article which waives: (1) Compliance with any provision of this article or of the rules and regulations promulgated under this article; (2) Any rights provided by this article or by the rules and regulations promulgated under this article; or (3) Any defenses arising under this article or under the rules and regulations promulgated under this article
shall be void.
